Buying a home at Kassia means paying Buyer’s Stamp Duty on the price and, depending on who is buying, Additional Buyer’s Stamp Duty as well; Seller’s Stamp Duty only comes into play on a resale within four years. The rates below are those IRAS published when this page was checked on 22 October 2026.
Buyer’s Stamp Duty on a Kassia Home
BSD is worked out band by band. The first $180,000 bears 1%, the next $180,000 2%, and so on up to 6% on whatever exceeds $3,000,000; the duty is the total of the bands. These residential rates apply to purchases made on or after 15 February 2023 and are charged on the purchase price or the market value, whichever is higher.
| Band of the price | Rate |
|---|---|
| First $180,000 | 1% |
| Next $180,000 | 2% |
| Next $640,000 | 3% |
| Next $500,000 | 4% |
| Next $1,500,000 | 5% |
| Remaining amount above $3,000,000 | 6% |

A Worked Kassia BSD Example
Take $1,500,000 purely as a round number for the sums; it is not the price of a Kassia home. That figure runs into the fourth band, and BSD comes to $44,600.
| Band | Duty |
|---|---|
| $180,000 at 1% | $1,800 |
| $180,000 at 2% | $3,600 |
| $640,000 at 3% | $19,200 |
| $500,000 at 4% | $20,000 |
| BSD on $1,500,000 | $44,600 |

The stamp duty calculator runs the same bands for any figure and adds ABSD for the buyer profile you choose. For an actual home, ask the Sales Concierge for the current price list.
ABSD has no bands; a single rate is applied to the full price. At the same round $1,500,000, ABSD would be $300,000 for a Singapore Citizen’s second home and $75,000 for a Permanent Resident’s first.
Within 14 days.
BSD and any ABSD are payable within 14 days of signing the sale and purchase agreement, well before most of the loan is drawn.
Additional Buyer’s Stamp Duty at Kassia
For individuals, the ABSD rate depends on residency status and on how many residential properties the buyer already owns at the time of purchase. Foreigners and entities pay a single rate regardless of what they own. The table shows the rates for purchases on or after 27 April 2023.
| Buyer profile | First property | Second property | Third and subsequent |
|---|---|---|---|
| Singapore Citizen | 0% | 20% | 30% |
| Singapore Permanent Resident | 5% | 30% | 35% |
| Foreigner | 60% | 60% | 60% |
| Entity | 65% | 65% | 65% |

Some buyers qualify for relief. A married couple buying together, with at least one Singapore Citizen and no other home between them, may seek a remission; a couple who buy their next home before selling the current one may claim a refund if the old home is sold within the period IRAS sets. Under free trade agreements, nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, pay ABSD as Singapore Citizens do. Kassia is a private condominium, so foreign buyers do not need the separate approval required for landed homes.
Seller’s Stamp Duty and Kassia
SSD falls on the seller, and only if a residential property is sold within four years of its purchase. For homes bought on or after 4 July 2025, the rate steps down for each year of ownership:
| Holding period at sale | SSD rate |
|---|---|
| Up to 1 year | 16% |
| More than 1 year, up to 2 years | 12% |
| More than 2 years, up to 3 years | 8% |
| More than 3 years, up to 4 years | 4% |
| More than 4 years | No SSD |

Stamp duty is one of the first cheques a buyer writes: it is payable within 14 days of the sale and purchase agreement, alongside the 5% booking fee. The progressive payment calculator folds it into the schedule, and the payment scheme page lists the instalments.
