The Homes at Kassia

The 276 homes of Kassia are shared evenly between four blocks of eight storeys. Each block has nine stacks and 69 homes: the same sequence of layouts repeats in every block, so a buyer who likes a particular type can usually choose between four blocks and seven storeys. The first-storey homes open onto a private enclosed space, and the three- and four-bedroom homes with a yard also have a store or WC and a household shelter.

According to the developer’s fact sheet, living and dining rooms and bedrooms have a ceiling height of about 2.9 metres. Bedrooms are finished in engineered timber and the living areas in porcelain tiles; the one- and two-bedroom homes have an induction hob, and the larger homes a gas hob, with a built-in convection oven, a cooker hood, a fridge and a washer-dryer in every kitchen. A smart-home gateway, a digital lockset and app control of the air-conditioning come with each home.

The floor plan page shows the developer’s plan for each of the 19 types, and the elevation chart places every type by block, stack and storey.

Facilities at Kassia

At the centre of Kassia stands the Grand Clubhouse, a three-level building that the brochure describes as wrapped in a vertical garden. Residents arriving by car enter through the Arrival Plaza in the basement, where sunlight falls through an open-sky ceiling onto foliage decks and a cascading water feature. On the first storey are the gym, two multi-purpose rooms, the Lantern Pavilion and the Lantern Pond; on the second, a view deck, a pavilion with a barbecue pit and the open-air Sky Leisure Walk.

Water runs through the grounds. The 50-metre lap pool, with a water surface of about 400 square metres according to the fact sheet, has a sun deck, a forest spa pod, two water hammocks and a poolside pavilion; the leisure pool, of about 250 square metres, adds an aqua deck, hammock lawns and an island pavilion, and children have their own aqua play area with a slide. Between the blocks, ponds, floating pods, alcoves and lawns make quieter corners. The amenities page lists all 36 numbered facilities.

Everyday Conveniences at Kassia

Cars arrive at Kassia from Flora Drive at the Arrival Court, where a long canopy and a curving slatted screen carrying the Kassia name mark the entrance; the brochure calls it the art of sophistication upon arrival. The drive leads down to a single basement car park beneath the whole site, so the gardens above are left to people.

The developer’s fact sheet provides 280 car park lots, 276 of them for residents and 4 accessible lots, all in the basement. Visitors announce themselves at panels in the lift lobbies, which connect to residents’ phones and to the guardhouse, and residents use access cards. Refuse is carried away by a pneumatic system, and the development is certified BCA Green Mark GM2021 Gold Plus. The project details page lists everything.
