How much a bank will lend on a home at Kassia comes down to two MAS rules: a cap on the loan as a share of the price (loan-to-value, or LTV), and a cap on debt repayments as a share of income (the Total Debt Servicing Ratio, or TDSR). This page reflects the rules as read on 22 October 2026.
Loan-to-Value Limits at Kassia
The cap moves with the number of housing loans a borrower is already servicing. For each count there is a normal cap, a reduced cap and a floor on the cash portion of the price.
| Outstanding housing loans | Standard LTV | Lower LTV | Minimum cash |
|---|---|---|---|
| None | 75% | 55% | 5% (10% in the lower band) |
| One | 45% | 25% | 25% |
| Two or more | 35% | 15% | 25% |

When the Lower LTV Band Applies at Kassia
The lower band applies if either of these is true:
- the loan tenure is longer than 30 years; or
- the loan would run beyond the borrower’s 65th birthday, taking the income-weighted average age for joint borrowers.
So a 33-year-old taking a 35-year loan falls in the lower band because the tenure exceeds 30 years, and a 50-year-old on a 20-year loan falls in it because the loan would end at 70. Loans on private homes may run for up to 35 years.
Over 30 years, or past 65.
Caps drop to 55%, 25% or 15%; on a first loan, at least 10% of the price must then be cash.
The TDSR Test for Kassia Buyers
Everything a borrower repays each month, the new home loan included, has to fit within 55% of gross monthly income. Banks test the new loan at a medium-term rate, not at the promotional rate on offer, so that a rise in rates does not break the budget.
| Rule | As at October 2026 |
|---|---|
| TDSR limit | 55% of gross monthly income |
| Interest rate used for the test | The higher of a 4% floor or the loan’s thereafter rate |
| Variable and rental income | Counted at 70%, after a 30% haircut |
| Longest tenure, private property | 35 years |
| Joint borrowers | Income-weighted average age |

A fixed salary counts in full. Car loans, other property loans and minimum card payments come off first, and what is left of the 55% is converted into a loan amount. The TDSR calculator does this for one or two borrowers.
In-Principle Approval Before Viewing Kassia
An in-principle approval from a bank, obtained before a viewing, states what the bank will lend on the information given, subject to final approval and a valuation. It turns the stamp duty, the booking fee and the cash share into firm numbers before a home at Kassia is chosen. Each bank sets its own terms and the period the approval holds.
Once the buyer has paid in their own share, the bank takes over the stage payments; the progressive payment calculator divides each stage between cash, CPF and loan.
